1. Your booking
These terms cover direct villa bookings with Summer Heights Holdings Ltd at Summer Heights Villa, Havers Estate, Tortola, British Virgin Islands. The minimum stay is two nights and the maximum overnight occupancy is eight guests.
Submitting an enquiry or selecting dates does not confirm a reservation. We confirm availability, the final quote, initial payment and any balance due date before sending your Fygaro invoice and secure payment link. Your written confirmation states the agreed booking and payment arrangements.
2. Rates and what is included
Website prices are in US dollars for the guest villa's four suites. The owner's rooms are excluded. Rates are US$840 for Sunday–Thursday nights and US$920 for Friday–Saturday nights, except 21 December–5 January inclusive, when every night is US$1,040.
Villa rates include hotel tax, standard fees, cleaning, linen and up to eight guests. Accommodation discounts are 10% for 7–13 nights, 20% for 14–28 nights and 40% for 29 nights or more. September special: 25% off standard villa rates for nights in September. The highest eligible discount applies to each night; discounts are not combined. The 40% discount for stays of 29 nights or more remains available. Vehicle hire is excluded.
Calendar totals are estimates until confirmed. Any security deposit or additional service charge must be disclosed in the written quote before payment.
3. Cancellation and refunds
Stays of 2–27 nights · Firm
- Cancel at least 30 days before check-in: full refund.
- Cancel 7–29 days before check-in: 50% of the accommodation charge is refundable.
- Cancel less than 7 days before check-in: accommodation is non-refundable.
- A full refund is available within 24 hours of confirmation when booked at least 7 days before arrival.
Before arrival, taxes are refunded in full. After check-in, the short-stay booking is non-refundable.
Stays of 28 nights or more · Firm Long Term
Cancel at least 30 days before arrival for a full refund. Later cancellations make the first 30 nights non-refundable, or the full stay if shorter. For a stay already underway, charges cover nights used plus up to 30 further nights, limited to the nights remaining.

Request cancellations or date changes through our contact form, identifying your booking. Changes are subject to availability and a revised quote. Vehicle hire has separate terms, confirmed before it is booked.
4. Arrival, departure and house rules
Check-in is from 4:00 pm and check-out is by 10:00 am, Tortola time. Please tell us your arrival plans in advance. Arrival and access instructions are shared privately with confirmed guests.
- Children are welcome; pets are not permitted.
- Smoking is allowed only in designated outdoor areas.
- Ask us before arranging events or inviting additional visitors.
- Keep noise considerate, especially at night, and turn off bedroom air conditioning when heading out.
- Take care around the pool; no diving. Guests are responsible for damage caused by their party. Please report any damage or maintenance issue promptly.
5. Optional Dodge vehicle hire
The seven-seat Dodge Caravan is available at US$65 per day, subject to availability. It is collected at the villa on arrival and left at the villa on departure. Delivery is not available.
Selecting the add-on requests hire and adds an estimate to your quote; it does not reserve the vehicle. The initial estimate uses one hire day per villa night. If you request fewer days, tell us the intended hire dates. We confirm the hire period, availability and total before payment.
Driver eligibility, insurance, deposit, fuel, cancellation and other rental conditions will be supplied separately for agreement before vehicle hire is confirmed.
6. Questions and changes
Please use the contact form for booking questions, changes or concerns. If we cannot provide a confirmed stay, we will contact you to arrange an agreed alternative or refund payments for the stay we cannot provide. These terms do not limit rights that cannot be excluded under applicable law.
The terms and written quote supplied when your booking is confirmed apply to that booking.
